What we check

  • Fees that look too high

    We compare every fee on your paperwork against thousands of real loans from lenders all over the country. If a fee is padded, you'll see it.

  • A rate that's too high

    We check whether your interest rate is steeper than what people with loans like yours are actually getting.

  • Charges a lender isn't allowed to make

    Some fees aren't allowed at all. And certain fees aren't supposed to jump much between your first quote and your final papers. Federal rules limit how far they can move, and we flag it when they move too much.

  • Mortgage insurance you can stop paying

    PMI is the extra monthly charge a lender adds when your down payment is under 20%. The rules say it has to come off at a certain point. We check whether you're still paying it past that point.

Every dollar in your report comes from our own software, using the same math a bank uses: your monthly payment, the point where a refinance pays for itself, money your lender may owe you back, the most house you can afford. None of it is a guess.

Staying independent

No lender pays us a cent.

You're probably looking for the catch, so here it is: there isn't one. You pay once for a report, somewhere between $49 and $219 depending on what you need. That one payment is the only money we make.

We take nothing from lenders. No referral fees, no ads, no "preferred partner" deals. Not now, not ever.

Why does that matter to you? Every other mortgage tool is paid for by a lender, so its "best" pick is really just the lender paying the tool to reccomend them. Because no lender pays us, we have no reason to go easy on anyone. We'll tell you straight when a fee is padded, when a rate is too high, or when a loan officer is pushing you toward something that's good for them and bad for you.

  • We watch rates for you, only when it's worth it (Refi Watchlist)

    Free after a Refi Check. We watch rates and email you only when refinancing would genuinely pay off for your situation. At most one email a month, with no "rates are moving!" filler. It stays on until you turn it off.

  • We check in if you're buying (Buyer Check Updates)

    We touch base a few times over the year, around 3, 6, and 12 months, to ask if anything's changed, and we'll give you a heads-up if rates drop a lot.
